Aliso Viejo & Laguna Niguel Market Report – Fall 2026
Aliso Viejo & Laguna Niguel Market Report – Fall 2026
Aliso Viejo and Laguna Niguel represent two of South OC's most consistently performing residential markets — each offering distinct lifestyle propositions at price points that continue to attract buyers from both within OC and from out of state.
Aliso Viejo: Fall 2026
Aliso Viejo enters fall 2026 with steady demand and a slight inventory increase that's giving buyers marginally more options than they had in summer.
Current conditions:
- Median price: $830K–$960K
- SFR range: $950K–$1.2M
- Attached/condo: $680K–$850K
- Days on market: 18–28 days for well-priced homes
- Trend: Slight upward pressure on pricing; well-priced homes still generating offers quickly
What's driving demand: Aliso Viejo continues to attract buyers priced out of Irvine who want newer construction (1990s–2000s), strong trail access (Aliso and Wood Canyons Regional Park), proximity to Laguna Beach, and a walkable town center — all at prices meaningfully below Irvine's market floor.
The Aliso Viejo Town Center continues to mature as a lifestyle amenity, adding retail and dining options that have improved the community's day-to-day walkability.
For sellers: Fall in Aliso Viejo is a solid selling window. The buyer pool has shifted from urgency-driven summer buyers to deliberate fall buyers, but motivated and qualified buyers are actively searching. Correct pricing and presentation remain the deciding factors.
Laguna Niguel: Fall 2026
Laguna Niguel's market has been one of South OC's steadiest performers, and fall 2026 is no exception.
Current conditions:
- Median price: $1.15M–$1.35M
- Luxury segment (Bear Brand, Niguel Shores, Laguna Sur): $1.8M–$4M+
- Days on market: 22–40 days
- Trend: Stable with modest appreciation in best locations
Key driver: The Dana Point harbor revitalization is having a measurable positive effect on Laguna Niguel's market. As Dana Point becomes a more premium destination, communities immediately adjacent — including parts of Laguna Niguel — gain lifestyle value and buyer interest from buyers exploring the South OC coastal corridor.
Niguel Shores: This oceanfront access community within Laguna Niguel deserves specific mention. Residents have private beach access to a gated beach club on the Pacific Coast Highway. This is a rare amenity in OC and one that supports premium pricing within the community. If beach access is a priority and Newport Beach or Laguna Beach is out of reach, Niguel Shores is worth a specific look.
For buyers: Laguna Niguel in fall offers one of the stronger value propositions in South OC — more space per dollar than Laguna Beach, better location than inland communities, and the Dana Point trajectory working in your favor.
LP Franklin Insight
South OC from Aliso Viejo through Laguna Niguel is the corridor I'd tell any buyer to study carefully before anchoring entirely on Irvine or Newport Beach. The lifestyle quality is comparable in many ways, the prices are 20–30% lower, and the trajectory — particularly given Dana Point's harbor transformation — is favorable. These markets don't get the press that Irvine and Newport do, which is exactly why the value opportunity still exists.
