South Orange County's real estate market is entering August 2026 with a dynamic worth paying attention to: more inventory than this time last year, buyers who are more analytical than they've been in years, and a pricing environment that continues to reward sellers who lead with data rather than optimism.

Here's what's happening in Mission Viejo and the broader South OC market right now.


Mission Viejo: Steady Demand, Rising Inventory

Mission Viejo has long been one of Orange County's most stable residential markets — well-established infrastructure, strong schools, the Lake Mission Viejo amenity, and a central South OC location that connects buyers to jobs, beaches, and the 241 toll road corridor.

Current market conditions (August 2026):

  • Median sale price: $950K–$1.1M (all property types)
  • Detached SFR median: $1.05M–$1.25M
  • Days on market: 20–35 days for well-priced homes
  • Active listings: Up approximately 15% year-over-year
  • Sale-to-list ratio: 97–99% for correctly priced homes

The inventory increase is largely driven by move-up sellers and empty nesters listing homes they've owned for 10–20 years. Many of these sellers carry extremely low Prop 13 assessed values and are moving for life-change reasons rather than market timing — which means motivated, realistic sellers.

What's selling in Mission Viejo: 3–4 bedroom single-family homes in the $950K–$1.15M range, particularly in communities with Lake Mission Viejo membership access, which remains a genuine lifestyle differentiator.

What's sitting: Homes priced above $1.3M without meaningful updates or view premiums, and properties with deferred maintenance that aren't priced to reflect the work needed.


Lake Mission Viejo: The Amenity That Moves Homes

Lake Mission Viejo membership is a meaningful selling point in this market. A private 124-acre lake with sandy beaches, boating, paddle boarding, fishing, summer concerts, and Fourth of July fireworks — it's the kind of community amenity that national real estate databases can't capture but local buyers actively seek.

Homes with lake access sell faster and at a modest premium over comparable homes without it. If you're buying in Mission Viejo, ask specifically about lake membership — not all properties in the 92691 and 92692 zip codes include it.


Aliso Viejo: The Best Entry-Level Market in South OC

Aliso Viejo punches above its weight at the $750K–$1M price point, offering newer construction (mostly 1990s–2000s), a walkable town center, strong schools, and proximity to Laguna Beach and Aliso and Wood Canyons Regional Park.

  • Median price: $800K–$950K
  • Days on market: 15–28 days for well-priced properties
  • Trend: Slight upward price pressure as buyers priced out of Irvine and Laguna Niguel look south

Attached homes (condos, townhomes) remain the most active segment here, serving first-time buyers and investors who see Aliso Viejo as a solid rental market given its proximity to employment and lifestyle amenities.


Laguna Niguel: The Steady Performer

Laguna Niguel's market has been one of South OC's most consistent performers through 2025 and into 2026. Its positioning between Laguna Beach and Dana Point, combined with larger lots and more detached single-family inventory than many comparable communities, keeps demand steady.

  • Median price: $1.1M–$1.35M
  • Luxury segment (Bear Brand, Laguna Sur, Niguel Shores): $1.5M–$4M+
  • Days on market: 22–40 days
  • Trend: Stable with modest appreciation

The Dana Point harbor revitalization continues to benefit Laguna Niguel buyers indirectly — as Dana Point becomes a more premium destination, the communities immediately adjacent gain lifestyle value without the full price premium.


Rancho Santa Margarita: Value, Space, and Community

Rancho Santa Margarita offers some of the best value in South OC for buyers who prioritize space, community feel, and school quality over coastal proximity. The RSM Lake, excellent trail system, and a well-maintained community infrastructure make it consistently popular with families.

Current conditions:

  • Median price: $850K–$1.05M
  • Detached SFR: $900K–$1.2M
  • Days on market: 18–30 days

RSM is increasingly attractive to buyers who've been priced out of Irvine and want a family-oriented community with genuine amenities.


What South OC Sellers Should Know Going Into Fall

The buyer pool that's most active right now — families trying to close before school starts — peaks in late July and fades through August. If your home isn't under contract by mid-August, you're transitioning into a fall market with a slightly different buyer profile (less urgency, more analytical).

That doesn't mean fall is a bad time to sell. It means your marketing, presentation, and pricing need to be even sharper. Fall buyers in South OC are serious buyers — the window-shoppers have largely moved on.


What South OC Buyers Should Know Right Now

The increased inventory gives you more choices than you had a year ago, but the best homes are still moving quickly. The gap between "great home, right price" and "okay home, optimistic price" has never been wider — use it to your advantage by being selective and patient.
