The True Cost of Selling a Home in Orange County in 2026

Most sellers in Orange County think about their sale price. Few think about their net proceeds — what they actually walk away with after all costs are paid. In OC's high-price market, the gap between sale price and net proceeds can be $60,000–$150,000 or more. Here's exactly where that money goes.

Agent Commissions: Post-NAR Settlement Landscape

The real estate commission landscape changed in 2024–2025 following the NAR settlement, and buyers and sellers in 2026 are navigating a market where commission structures are more transparent and negotiated individually.

Typical range in OC: Listing agent commission of 2–3% of sale price is common. Buyer's agent compensation is negotiated separately and may be offered by the seller (as a concession) or paid directly by the buyer per their buyer representation agreement.

On a $1.3M sale: A 2.5% listing commission = $32,500. If seller also offers 2.5% buyer agent compensation = additional $32,500. Total commission: $65,000.

These numbers are negotiable, and commission structures vary. Ask your listing agent directly and understand what's included.

Escrow and Title Fees

California sellers typically pay:

  • Escrow fee: Approximately 0.1–0.2% of sale price (split with buyer in some counties; seller pays full in others — negotiated in OC)
  • Title insurance (owner's policy): Approximately $1,000–$3,000 depending on sale price
  • Notary, recording fees, and miscellaneous: $500–$1,000

On a $1.3M sale, total escrow and title: approximately $5,000–$8,000.

Transfer Taxes

California counties charge a documentary transfer tax on real property sales. In OC:

  • County rate: $1.10 per $1,000 of sale price
  • City rate: Varies — most OC cities do not charge an additional city transfer tax, but confirm for your specific city

On a $1.3M sale: county transfer tax approximately $1,430.

Pre-Sale Preparation Costs

Most OC sellers spend between $5,000 and $30,000 preparing their home for market:

  • Fresh paint: $3,000–$8,000
  • Flooring updates: $8,000–$20,000
  • Landscaping and curb appeal: $1,500–$5,000
  • Professional staging: $3,000–$8,000/month
  • Pre-listing inspection and repairs: $500–$10,000+
  • Professional photography: $500–$1,500

These costs are almost always recovered in the sale price — often with a return — but they must be accounted for in your net calculation.

Capital Gains Considerations

If you've lived in your home as your primary residence for 2 of the last 5 years, you qualify for the federal capital gains exclusion:

  • Single filer: Up to $250,000 of gain excluded
  • Married filing jointly: Up to $500,000 of gain excluded

Gains above these thresholds are subject to federal capital gains tax (15–20% for most sellers) and California income tax (up to 13.3%). In OC's market, where long-term homeowners may have appreciated $500,000–$1,000,000+, capital gains is a real consideration.

Always consult a CPA before listing. The tax implications of a sale — including potential 1031 exchange strategies if you're purchasing investment property — can significantly affect your real net proceeds.

Calculating Your Real Net Proceeds

For a $1.3M sale, here's a realistic net proceeds estimate:

Item Estimated Cost
Listing commission (2.5%) $32,500
Buyer agent compensation (2.5% offered) $32,500
Escrow and title $7,000
Transfer tax $1,430
Pre-sale preparation $15,000
Remaining mortgage payoff Varies
Gross proceeds before mortgage payoff ~$1,211,570

Subtract your remaining mortgage balance to get your actual equity at close.

LP Franklin Insight

The sellers who are most surprised at closing are the ones who calculated their net proceeds using just the sale price and commission — and forgot about everything else. On a $1.3M sale, the gap between gross sale price and actual net can be $80,000–$120,000. I build a complete net sheet for every seller I work with before we discuss list price — it's the only way to make a real decision about when and whether to sell.
